bitrealtor is a publication and a catalog for buying and selling real estate in bitcoin and stablecoins. Here is what to expect.

We launched bitrealtor because the question "can I actually buy a house with bitcoin" deserves a better answer than a forum post from 2021. The answer is yes, the mechanics are not exotic, and the people who do it tend to do it again. What is missing is a place that explains how, lists who is selling, and routes serious buyers to someone who can close.

This site has two pillars. The first is what you are reading now: a blog and a mailing list that explain how BTC and stablecoin real-estate deals actually work. The second, opening later, is a worldwide listings catalog — properties whose sellers accept bitcoin and stablecoins as payment.

Both pillars feed the same desk. When a reader or a listing visitor reaches the point of I want to actually do this deal, the work moves to Balboa Exchange, the OTC desk and lending house bitrealtor is operated by. bitrealtor's job is reach and trust. Balboa's job is execution.

What you can expect from the blog

Short posts about specific mechanics: how a closing in BTC differs from a fiat closing, what stablecoin to use and why, how the tax basis is captured, when an escrow needs to be a multisig and when it can be a smart contract, how to read a jurisdiction's residency programme against a real-estate purchase, what changes if the seller wants partial fiat.

What you will not see: price predictions, "future of real estate" essays, tokenized-property pitches, fractional-NFT-anything, or any rebranding of crypto speculation as real estate.

What you can expect from the mailing list

Sends go out when there is something worth saying. The list is segmented by role — partner brokers, developers, owners, buyers — and the same content surfaces both as a blog post and, in a slightly different framing, as an email to the right segment. Pick the role that fits when you sign up.

What you can expect from the listings catalog

When it opens, every listing will have real photographs, a price in BTC and the seller's preferred stablecoin, clear accepted-payment terms, and an inquiry button that routes to Balboa. Catalog growth is moderated. Quality before scale.
